1. Introduction and Acceptance

These Terms and Conditions ("Terms") constitute a legally binding agreement between you ("User", "you", or "your") and Arthabase ("Company", "we", "us", or "our"), governing your access to and use of the Arthabase platform, including all features, tools, data outputs, reports, and any associated services (collectively, the "Service").

By submitting your email address, placing an order, accessing a delivered Report, or using any part of the Service, you confirm that you have read, understood, and agree to be bound by these Terms in their entirety. If you do not agree to these Terms, you must not use the Service.

We reserve the right to update these Terms at any time. Continued use of the Service after any modification constitutes acceptance of the revised Terms.

2. Definitions

Report	Any market analysis document, elaborated insight, chart, or visualisation produced and delivered by Arthabase based on aggregated and interpreted data
Sample Report	A non-personalised, illustrative example of a Report made available to prospective Users prior to purchase
Data Sources	Third-party providers and proprietary datasets used to power the Service, as defined in Section 5
Geofenced Area	The geographic boundary within which Arthabase collects and validates data, as defined by the scope of each purchased Report
Purchase	A one-time, non-recurring payment made by the User to access a specific Report or Service output
Unique Report ID	A traceable identifier embedded in each delivered Report that links the Report to the purchasing User

3. No Account Registration

Arthabase does not require Users to create or maintain an account. The Service is accessed by providing a valid email address at the time of purchase. The Report and any associated access credentials are delivered to that email address. You are responsible for ensuring your email address is accurate and functional at the time of order.

4. Description of the Service

Arthabase is an Indonesian data analytics and market intelligence company operating in Indonesia and providing services to international investors and professionals. The Service enables Users to:

Receive market insights and analysis derived from data aggregated across third-party providers and Arthabase's proprietary datasets;
Access elaborated data insights compiled and interpreted by Arthabase to support informed decision-making;
Purchase one-time, individually delivered Reports covering defined geographic and market areas within Indonesia.

4.1 Sample Reports

Prior to purchase, Users may view a Sample Report, which is a non-personalised, illustrative example of the Report format and type of content available. The Sample Report is provided free of charge for evaluation purposes only and does not constitute delivery of the purchased Service.

4.2 No API Access

Arthabase does not provide programmatic or API-based access to its data, Reports, or platform infrastructure. All outputs are delivered exclusively in the form of Reports accessible through a secure, encrypted delivery page.

4.3 Location Selection and Property Density

Reports are generated based on a geographic area selected by the User at the time of purchase. The quality and depth of a Report is directly influenced by the density of properties within the selected area.

Each Report includes a comparable property set of between 10 and 30 properties. Areas with lower property density will yield a comparable set of between 10 and 20 properties. Areas with higher property density will always yield a comparable set of 30 properties. A minimum of 10 comparable properties is guaranteed for every delivered Report.

Users are responsible for their location selection. Arthabase performs reasonable validation and verification before allowing a location to proceed. Users are expected to visually confirm that the area contains an adequate concentration of properties prior to purchase.

If the comparable listing count for the selected area falls below 10, you are entitled to an immediate refund. See Section 10 for refund processing details.

4.4 Interactive Tools

Arthabase products may include chatbot or interactive assistant tools designed to support Users in navigating the Service. The availability of such tools is not guaranteed across all products and may vary. User interactions with these tools are collected and processed in anonymised form (no personally identifiable information is attributed to any individual conversation) for the sole purpose of improving the Service.

4.5 Use of Artificial Intelligence

Reports may contain AI-generated insights and summaries. Where artificial intelligence is used to produce content within a Report, this is clearly indicated by an "AI Generated Content" label so that Users can identify it at a glance. AI-generated content is limited strictly to summaries.

Arthabase does not use artificial intelligence for the processing of property data, personal data, or any financial figures, due to the potential for imprecision in such contexts. All numerical data, financial figures, and property-level information contained in Reports are produced through Arthabase's standard data processing and verification methods.

5. Data Sources

The data and information contained in Reports is sourced from the following:

Third-party short-term rental and property market intelligence providers operating in the Indonesian market;
Official national statistical data published by Indonesian government bodies;
Arthabase Proprietary Dataset - data collected and maintained by Arthabase.

Arthabase aggregates, cross-references, and elaborates on the above sources to produce the insights contained in each Report. The availability, currency, and scope of third-party data is subject to the terms and practices of the respective providers and may change without prior notice.

6. Report Delivery and Access

6.1 Secure Delivery

Upon successful payment, the Report is delivered to the User's provided email address. The Report is accessible exclusively through a password-protected, XOR-encrypted delivery page. Access credentials are provided at the time of delivery and are unique to each purchase.

6.2 Unique Report Identification

Every Report carries a Unique Report ID that is permanently and irrevocably linked to the purchasing User's email address and transaction record. This identifier is embedded in the Report and its delivery environment and enables Arthabase to trace any instance of unauthorised use, distribution, or reproduction back to the originating User.

6.3 Report Validity

Reports remain accessible on Arthabase servers for a period of 365 days from the date of delivery. After this period, the Report and its associated delivery page will be permanently deleted. Users who wish to access a previously purchased Report after the 365-day period may contact Arthabase to request regeneration of the Report at no additional charge. The regenerated Report will reflect the data as it was at the time of the original purchase.

7. Intellectual Property and Prohibited Use of Reports

7.1 Ownership

All Reports, data compilations, methodologies, insights, and platform content are the exclusive intellectual property of Arthabase or its licensed data providers. Purchase of a Report grants the User a personal, non-exclusive, non-transferable licence to view and use the Report for their own internal, non-commercial research and decision-making purposes only.

7.2 Strictly Prohibited Uses

The following acts are absolutely and strictly prohibited and constitute a material breach of these Terms:

Redistribution of the Report, in whole or in part, by any means, to any third party;
Resale or commercial exploitation of the Report or any data, insight, or extract contained therein;
Publication of the Report or any portion thereof in any medium, including online platforms, social media, research publications, or press;
Data mining, scraping, or automated extraction of content from the Report or delivery page;
Public sharing of access credentials - credentials must not be posted, distributed, or made accessible to the general public or to commercial third parties;
Reproduction or replication of Report content, in any format, without the prior written consent of Arthabase.

8. Disclaimer - Informational Purpose Only

The Service, all Reports, data outputs, and insights provided by Arthabase are intended for informational and research purposes only. They constitute an analytical instrument designed to support the decision-making process of investors and professionals and must not be construed as:

Financial, investment, legal, tax, or accounting advice;
A solicitation, recommendation, or offer to buy or sell any asset, property, or financial instrument;
A guarantee of any financial outcome, return, or market performance.

The User acknowledges that all use of Reports and data is entirely at their own discretion and risk. Reports are produced from aggregated market data and do not include any physical inspection of properties, on-site assessment, or verification of current conditions at any specific location.

Note: Arthabase's parent company holds the necessary qualifications and licences to operate as a financial adviser in Indonesia under applicable Indonesian law. The provision of the Service as described in these Terms is conducted within the scope of those authorisations. Nothing herein limits the advisory services offered separately under such licences.

9. Pricing and Payment

9.1 One-Time Purchase

The Service operates exclusively on a one-time payment model. There are no subscriptions, recurring charges, or automatic renewals of any kind. Each purchase grants access to a specific Report as defined at the time of order.

9.2 Pricing

Prices are as listed on the Arthabase platform at the time of purchase. Arthabase reserves the right to adjust pricing for future purchases at any time without notice. Pricing adjustments do not affect orders already placed and paid.

9.3 Purchase Basis

All purchases are made on the basis that the User has had the opportunity to review the Service description and any available Sample Report prior to completing payment. No refunds will be granted on grounds of dissatisfaction with the Report's format, content style, or scope, except as expressly provided in Section 10.

10. Refund Policy

10.1 General - No Refunds

Given the nature of the Service as a digital data product, all purchases are final and non-refundable except in the specific circumstances described below.

10.2 Eligible Refund Circumstances

A refund may be requested solely in the following cases:

a) Data Inconsistency within the Geofenced Area
If a User identifies data in the Report that is materially inconsistent with verifiable information within the defined geographic scope (Geofenced Area) of the purchased Report, the User may submit a refund request. Arthabase will review the claim and, at its sole and absolute discretion, determine whether the reported inconsistency constitutes a valid basis for refund. Arthabase's determination is final.

b) Technical Failure
If the delivery page or Report is inaccessible due to a technical failure attributable to Arthabase for a continuous period exceeding 48 hours following delivery, the User may request a refund or re-delivery.

c) Billing Error
If the User has been charged an amount different from the published price for the purchased Report due to a platform or administrative error.

d) Duplicate Charge
If the User has been charged more than once for the same purchase.

e) Insufficient Comparable Listings
If the Report generated for the selected area returns fewer than 10 comparable listings, the User is entitled to an immediate refund. This refund is granted automatically and does not require submission of a written request.

10.3 Refund Request Procedure

Refund requests must be submitted to support@arthabase.com within 14 days of the purchase date, except where an automatic refund applies under Section 10.2(e), and must include:

The email address used at the time of purchase;
The transaction date and amount;
The specific grounds for the refund request;
Supporting evidence (where applicable, e.g. for data inconsistency claims).

Refund processing timelines by payment method:

Card payments: refunds are initiated immediately upon approval and may take 5 to 15 calendar days to appear on the User's statement.
Bank transfer payments: refunds are processed by the support team within 2 business days of approval.
Digital wallet payments (OVO, GoPay, and similar): refunds are initiated immediately upon approval and may take 5 to 15 calendar days to reach the User's wallet.

For refund cases under Section 10.2(e) (insufficient comparable listings), refunds are processed immediately upon Report generation without requiring a separate request.

Arthabase will respond to all other refund requests within 5 business days.

10.4 Arthabase Discretion

Arthabase reserves the right to accept or reject any refund request at its sole discretion, in particular with respect to data inconsistency claims where the assessment of inconsistency requires technical and contextual judgment that only Arthabase is positioned to make.

11. Acceptable Use

You agree not to use the Service to:

Violate any applicable law or regulation or the rights of any third party;
Circumvent, disable, or interfere with security features of the platform or Report delivery system;
Attempt to reverse-engineer, decompile, or extract underlying data, methodologies, or structures from the Service or Reports;
Introduce malicious code or conduct any activity that disrupts or damages the platform;
Misrepresent your identity or provide false information when placing an order;
Use the Service or Reports to produce, distribute, or support misleading market information.

12. Privacy, Data Handling and Security

Arthabase collects only the information necessary to process and deliver your purchase, specifically your email address and transaction details. This information is used solely to deliver the Service and to comply with applicable legal obligations under Indonesian law.

Arthabase does not sell or share your personal information with third parties for marketing purposes.

User interactions with chatbot or interactive assistant tools within the platform are collected in fully anonymised form. No personal identifiers are linked to any individual conversation log.

Data handling practices are governed by Indonesia's Personal Data Protection Law (Undang-Undang Perlindungan Data Pribadi, UU No. 27 of 2022).

Arthabase applies reasonable technical and organisational measures to protect User data and Report delivery infrastructure. No transmission over the internet can be guaranteed to be fully secure, and Arthabase accepts no liability for unauthorised access that occurs outside its reasonable control.

13. Limitation of Liability

To the fullest extent permitted by Indonesian law:

Arthabase's total liability to the User for any claim arising in connection with the Service shall not exceed the amount paid by the User for the specific Report giving rise to the claim;
Arthabase shall not be liable for any indirect, incidental, consequential, or special damages, including investment losses, loss of profits, or business decisions made in reliance on Report content.

Nothing in these Terms excludes liability for fraud or for any matter that cannot be excluded under mandatory applicable law.

14. Indemnification

You agree to indemnify and hold harmless Arthabase and its affiliates, officers, and employees from and against any claims, damages, losses, and costs (including legal fees) arising out of:

Your breach of these Terms, including any prohibited use of a Report;
Your violation of any applicable law or third-party right;
Any unauthorised distribution or publication of a Report traceable to your Unique Report ID.

15. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of the Republic of Indonesia.

In the event of any dispute arising out of or in connection with these Terms or the Service, the parties agree to first attempt resolution through good-faith written communication. Either party may initiate this by sending a written notice to the other describing the nature of the dispute and the outcome sought. If the matter remains unresolved after 30 days from the date of that notice, the dispute shall be referred to and finally resolved by binding arbitration administered by the Indonesian National Arbitration Board (BANI), seated in Denpasar, Bali, Indonesia, in accordance with BANI's rules in force at the time of the dispute.

By using the Service, international Users expressly consent to Indonesian governing law and arbitration and waive any objection based on their country of residence or domicile.

16. Force Majeure

Arthabase shall not be liable for any failure or delay in performing its obligations under these Terms to the extent caused by circumstances beyond its reasonable control, including but not limited to acts of God, government actions, war, civil unrest, cyberattacks, power outages, or third-party infrastructure failures. In such events, Arthabase's obligations are suspended for the duration of the force majeure event.

17. Miscellaneous

Entire Agreement: These Terms constitute the entire agreement between you and Arthabase regarding the Service.
Severability: If any provision is found invalid or unenforceable, the remaining provisions remain in full force.
Waiver: Failure to enforce any right under these Terms does not constitute a waiver of that right.
Assignment: You may not assign your rights under these Terms. Arthabase may freely assign its rights.
Language: These Terms are provided in English. In the event of conflict with any translation, the English version prevails.
