Terms of Service

1. Welcome

These Terms of Service ("Terms") explain how you may use Arthabase Intelligence ("Arthabase", "we", "us", or "our"): the Arthabase Studio app, market analytics, reports, watchlists, prepaid credits, the Data API, MCP server, and related services (together, the "Service").

By signing in, buying credits or reports, creating an API key, or otherwise using the Service, you agree to these Terms and our Privacy Policy. If you do not agree, please do not use the Service.

We may update these Terms from time to time. If we make important changes, we will post an updated version and may ask you to accept again for certain features. Continued use after an update means you accept the revised Terms.

The Service is for users aged 18 and over.

2. Key terms

Data API	Programmatic access at data.arthabase.com (see arthabase.com/api/docs/).
MCP	Agent access at mcp-data.arthabase.com.
API Key	A credential for programmatic access under your account.
x402	Pay-per-request API access with USDC, without a Studio account.

3. Your account

You need an account to use the Platform. Please keep your login secure and your profile information reasonably accurate.

You are responsible for activity under your account. Please do not share access, impersonate others, or open accounts for fraudulent use.

We may suspend or close accounts that break these Terms, create security risk, or appear fraudulent. Section 10 explains when we terminate accounts without notice.

4. What Arthabase provides

Arthabase helps you research the Bali residential property market: for-sale supply and pricing, short-term rental analytics (occupancy, average daily rate, revenue), comparables, Returns mode and Returns Pack analytics, heatmaps, trends, market activity, saved reports, and watchlists.

We improve the product continuously. Features, datasets, and regions may change and differ from those listed above. Beta features may be experimental and can change or be removed.

Arthabase does not rely on AI to process or display its data.

If AI is used in some content, that content will be labelled, for example "AI processed", "AI generated", or "AI analysis", so you always know where artificial intelligence has been used and for what purpose. AI can make mistakes, and you acknowledge this when you use, read, or interact with AI-labelled content.

Numbers and listing-level fields come from our standard data pipelines and are processed programmatically, unless we label them otherwise.

5. Reports

Reports are built for the area or listing you choose. Format and comparable counts depend on the report type. You can save Reports and share them with others; anyone you share a Report with may only use it as Section 8 allows.

Paid Reports stay available in the Platform for the retention period shown at purchase. Refunds are explained in Section 16.

6. Credits and billing

Many features use a prepaid IDR wallet. Prices for Reports and API calls are shown in the app or API docs when you use them.

The Service is offered on three plans:

• Studio (free): market atlas, sale supply analytics, Returns mode, short-term rental analytics, basic rental reports, trends, heatmaps, and watchlists, with up to three months of historical data. New accounts receive a welcome bonus of Rp 200,000 in wallet credits.
• Pay as you go: wallet credits unlock deeper features such as up to 60 months of historical data, in-depth area reports, Airbnb listing revenue analysis, and API and MCP access.
• Enterprise: custom workflows, integrations, and limits under a separate written agreement. If that agreement conflicts with these Terms, the agreement wins.

Welcome bonuses and promotional credits have no cash value, cannot be withdrawn or refunded, and may expire or be withdrawn as stated in the offer.

Credits are not cash, cannot be transferred to another person, and may be forfeited if your account is closed, subject to applicable law.

7. Data sources

We combine third-party market data, public statistics, and our own datasets.

Coverage and freshness can change; however, for data we directly collect it can't be older than 30 days.

Data is to be considered directionally useful, not perfect and not complete. Short-term rental figures (for example Airbnb occupancy and revenue) are market estimates, not property accounting records. Villas for sale aim to obtain a well represented image of the current market but can't represent the totality of the market.

Data is for research and decision support. It is not a guarantee of price, yield, or transaction outcome.

Arthabase is an independent data company. We are generally not affiliated with the companies cited on the Platform, such as Airbnb, property portals, agencies, or listing sites.

Brand names are used for description only. Where we do cooperate with a company, the cooperation rests on mutual interest: Arthabase gets up to date and reliable listing data, and the other party gets data it can use in its internal workflows, with its clients, and similar purposes.

Arthabase is operated by the same company as The Bali Homes, a real estate agency in Bali. Arthabase runs and publishes its data independently from The Bali Homes and is under the same terms of all other partners.

8. Data licence and permitted use

When you pay applicable fees, Arthabase grants you a limited, non-exclusive, non-transferable, revocable licence to use Data and Reports for your own research, analysis, and client advisory work.

You may share Data in a limited capacity, for example in presentations or client advice, including charts or excerpts from Reports. Shared Data must always carry clear attribution to Arthabase (for example: "Source: Arthabase" or a link to arthabase.com).

Sharing beyond this limited capacity, reselling or republishing raw datasets or bulk Data, or presenting Arthabase output as your own proprietary dataset is not permitted without a commercial licence.

• Please do not scrape, bulk download, mirror, or systematically extract the Platform or Data outside permitted API routes.
• Commercial use, including use of Data in other apps, hosts, platforms, white-label products, or embedded data feeds, requires a commercial licence. Reach out to us at support@arthabase.com to discuss your individual case before launching. We are welcoming and solution oriented.
• Do not store or cache Data for more than 30 days. After 30 days, delete it or refresh it through the Service. This to guarantee data freshness.

9. Fair use

Please use the Service responsibly:

• Follow applicable laws and respect others' rights.
• Do not attempt to bypass login, billing, rate limits, or security controls.
• Do not attack, overload, or reverse-engineer our systems.
• Keep API keys private and out of public code or websites.
• Do not use the Service to mislead others or facilitate fraud.

10. Keeping the Service safe

We monitor usage to run the product, spot abuse, and protect other users. Automated and manual review may flag unusual volumes, shared credentials, or attempts to bypass billing.

If we find that a user has opened multiple accounts, attempted to abuse the Service, carried out data mining or scraping, or engaged in any other activity outside these Terms, we will terminate the account without notice. Unused credits on a terminated account are forfeited, subject to applicable law. In other cases where we reasonably believe an account is harmful, we may throttle, limit, or suspend access without notice.

11. Changes to pricing and features

We may change prices, rate limits, credit packages, or features over time. New prices apply to future use. Existing wallet balance stays on your account unless your account is closed under these Terms.

API routes and MCP tools may be updated or retired. We update documentation when we can but do not promise permanent backward compatibility.

12. Data API, MCP, and x402

Programmatic access is available via the Data API, MCP server, and selected x402 routes.

These Terms also serve as the API terms for the Data API, the MCP server, and x402.

Creating or using an API key, or using MCP with your credentials, means you agree to these Terms, including this section and Section 8.

For x402, acceptance is implicit: by sending a request or completing a paid call you accept these Terms, with no signup or confirmation step.

• Treat API keys like passwords. Usage on your account is billed to you.
• Rate limits and per-route pricing apply as documented.
• We log requests for billing, support, and security.
• Abusive use of the Data API or MCP server will lead to a suspension, permanent ban and deletion of your account without notice; however, we prefer to reach out first.
• Cached Data may be kept for no more than 30 days (see Section 8).
• x402 users accept these Terms implicitly by using the x402 routes. No account or separate signup step is required. x402 payments are made in USDC on the Base network. Onchain payments are final, and you are responsible for your wallet and any network fees.

13. Third-party listings and contacts

The Platform may show listings, agency details, or links that belong to third parties. Arthabase does not broker transactions and is not a party to any deal between you and a seller, agent, or agency.

If you contact a seller or agency from the map or a listing panel, that conversation is between you and them. Arthabase is not responsible for their responses, accuracy, availability, or conduct and has no monetary interest in the transaction.

Links that leave our app or site go to third-party websites. We are not responsible for their content, privacy practices, or security.

14. Intellectual property

Arthabase owns (or licenses) the Platform, datasets, methods, software, and branding. Section 8 describes what you may do with Data and Reports.

15. Not advice

Arthabase provides information and analytics, not financial, legal, tax, or investment advice. Decisions you make based on the Service are yours.

16. Refunds

Paid Reports are generally non-refundable. Exceptions include material data issues in the purchased area (after our review), delivery failure over 48 hours, billing errors, duplicate charges, or fewer comparables than stated before delivery (automatic refund where applicable).

All other refund requests are handled case by case. If you mistakenly spend your entire credit balance, contact us and we will review your case and decide, at our discretion, whether to restore the credits to your wallet. Refunds and restored credits are never guaranteed and are not paid out in cash, except where the law requires. Email support@arthabase.com within 14 days with your account email and order details.

17. Privacy

Our Privacy Policy explains what we collect in the app, including usage analytics. It is part of these Terms: arthabase.com/privacy/.

18. Liability

The Service is provided as-is. To the extent permitted by Indonesian law, our total liability for any claim is limited to the value of the unspent credits in your wallet and any paid services not yet delivered to you at the time of the claim. We are not liable for indirect or consequential loss.

19. Legal entity and governing law

The Service is operated by PT KITN ANNA ZUCH (PMA), Indonesia. Registered address: Jl. Raya Seseh No.2, Munggu, Kec. Mengwi, Kabupaten Badung, Bali 80351, Indonesia.

These Terms are governed by Indonesian law.

Disputes should first be raised in writing with us; if unresolved, they may be referred to arbitration under BANI in Denpasar, Bali, unless mandatory law says otherwise.
